You're staying in a fully furnished 4-bedroom, 3.5-bath home with a fun mid-century-modern vibe, in a quiet Overland Park neighborhood. It's built for both getaways and business trips, sleeping up to 9 guests, with a lower-level game roomthat's the star of the show.
Downstairs you'll find an 85" TV, a beautiful wood Stiga ping pong table, and a game table (we even provide poker chips). Upstairs, settle into spacious living areas, a fully stocked kitchen, and a fenced backyard with a BBQ grill and a deck. If you forgot to pack it, chances are we have it.

The Game Room
The lower level is the heart of the fun: an 85" smart TV with comfortable leather seating, a wood Stiga ping pong tablewith paddles, and a game table — poker chips included. It's a great spot for a movie night, a tournament, or just hanging out as a group. There's also a queen sofa sleeper down here with bedding.

The main floor has a bright great room with a vaulted ceiling, a fireplace, and a smart TV, plus a separate dining room. The fully stocked kitchen has everything you need to cook in — full cookware, a coffee bar, and all the appliances — and there are many extras stocked to make your stay comfortable.

Three full bathrooms plus a convenient half bath, with fresh towels provided throughout.
The Backyard
The fully fenced backyard has a deck with comfortable outdoor seating and a BBQ grill on the patio — a nice spot for dinner outside or letting kids and pets play safely.

Fire Safety
- Smoke & carbon-monoxide detectors are installed throughout the home. If an alarm chirps or sounds, call David — please don't disable it.
- A fire extinguisher and a first-aid kit are on hand in the home.
- Grill: use the outdoor grill on the patio in the open backyard only — never near the house or under cover — and let it cool fully before heading in.
Severe Weather
- Tornado / severe weather: Kansas City is in tornado country. If a tornado warning is issued, shelter on the lowest level (the game room) in the most interior spot away from windows. Stay tuned to local alerts via NOAA Weather Radio or your phone's emergency alerts.
- If you need to evacuate, leave through the nearest exit and gather at the front driveway. Contact David with any concern.
Trash & Recycling
- Keep trash bagged in the kitchen bin during your stay. Someone may come by periodically to mow the lawn or take the trash out.
- At checkout, please bag all trash and place it in the outdoor bins.
House Rules
These keep the home in great shape for every guest and keep us on good terms with the neighbors. Thank you for respecting them.
- No smoking or vaping inside the house — guests may smoke outdoors only.
- No parties or events. Maximum occupancy is 9 guests.
- Quiet hours: 10:00 PM – 8:00 AM. This is a quiet residential neighborhood — please be respectful of neighbors.
- Pets are welcome! We just ask that you help us out by cleaning up after them.
- Game room: please play the ping pong and games with care, and keep food and drinks off the table.
- Grill: use only on the patio in the open backyard and fully extinguish/cool before going inside.
- Locked closets are reserved for host use and are not available to guests.
- No illegal drugs on the property.
- Park in the driveway or on the street — please don't block neighbors' driveways.
- Plumbing: flush toilet paper only. No wipes, feminine products, or other foreign objects.
- If anything is accidentally damaged during your stay, please let us know right away so we can resolve it.
- Lock the doors whenever you leave the property.

- Tidy up the game room — return ping pong paddles, poker chips, and games to their spots.
- Make sure the grill is off and cool.
- Place used towels in the bathrooms or laundry area.
- Wash any used dishes and put them away, or leave the last dishwasher load running.
- Leave used beds unmade — linens will be laundered by the cleaning team.
- Turn off all lights, fans, and TVs; set the thermostat to a moderate temperature.
- Bag all trash and place it in the outdoor bins.
- Double-check bedrooms, bathrooms, and the game room for personal items.
- Lock the doors behind you.
