You're staying in a warm, comfortable single-level home — no stairs to worry about — in a quiet, established central Overland Park neighborhood. It sleeps up to 4 guests across two bedrooms and is a short hop from downtown Overland Park, Prairie Village, Waldo, and the Country Club Plaza.

The star of the home is the screened, covered cedar deckout back — a comfy set of seating, a ceiling fan, overhead heaters for cooler evenings, and a mounted TV, all looking out over a big fenced backyard. There's a BBQ grillready for cookouts, plus a full kitchen, in-home washer & dryer, and a dedicated desk workspace if you need to get a little work done.

It's pet-friendly (the deck even has its own pet door) and family-friendly. Whether you're here for a weekend escape, a family visit, or a work trip, we hope it feels like a true retreat.

The home's best seat is the screened, covered cedar deck off the back — a warm wood ceiling, a ceiling fan, overhead radiant heaters for cool evenings, cushioned seating, and a mounted TV, all overlooking the big fenced backyard. A BBQ grillis ready for cookouts. It's a lovely spot for morning coffee, an evening drink, or dinner outside — rain or shine.

A bright, comfortable living room with a smart TV and cushy leather seating opens to a full kitchen — cherry cabinets, stainless appliances, a gas range, dishwasher, and a butcher-block island — plus a cozy breakfast table for casual meals. Everything you need to cook in and settle down for the evening.

Fire Safety

  • Smoke & carbon-monoxide detectors are installed throughout the home. If an alarm chirps or sounds, call David — please don't disable it.
  • A fire extinguisher and a first-aid kit are on hand in the home.
  • Grill: use the BBQ grill in the open backyard only — never on the covered deck or near the house — and let it cool fully before heading in.

Severe Weather

  • Tornado / severe weather: Kansas City is in tornado country. If a tornado warning is issued, shelter in the most interior room away from windows (an interior bathroom or hallway). Stay tuned to local alerts via your phone's emergency alerts.
  • If you need to evacuate, leave through the nearest exit and gather at the front driveway. Contact David with any concern.

Trash & Recycling

  • Keep trash bagged in the kitchen bin during your stay.
  • At checkout, please bag all trash and place it in the outdoor bins.

House Rules

We want you to feel right at home — and we ask that you treat this home the way you'd want others to treat yours. These keep the space great for every guest and keep us on good terms with the neighbors.

  • No smoking or vaping inside the house — guests may smoke outdoors only.
  • No parties or events. Maximum occupancy is 4 guests.
  • Quiet hours: 10:00 PM – 8:00 AM. This is a quiet residential neighborhood — please be respectful of neighbors.
  • Pets are welcome! We just ask that you help us out by cleaning up after them.
  • Grill: use in the open backyard only, and fully extinguish and cool it before going inside.
  • Please keep the space tidy throughout your stay and leave it reasonably clean at checkout.
  • No illegal drugs on the property.
  • Park in the driveway or on the street (the garage is not available) — please don't block neighbors' driveways.
  • Plumbing: flush toilet paper only. No wipes, feminine products, or other foreign objects.
  • If anything is accidentally damaged during your stay, please let us know right away so we can resolve it.
  • Lock the doors whenever you leave the property.
