Welcome — we're so glad you chose our Kansas City home.

You're staying in a fully furnished 4-bedroom, 3.5-bath home with a warm, elegant character — right down to the baby grand piano in the front living room. It sleeps up to 8 guests and sits in a quiet Kansas City neighborhood just minutes from the Country Club Plaza, the Nelson-Atkins Museum, Westport, and UMKC.

The main level is for gathering: a piano parlor with a fireplace, a full kitchen, and a formal dining room. Upstairs are three of the bedrooms; the lower level has a game room with a pool table and the fourth bedroom. Out back, a covered 16' × 16' deck with a fire-pit table, string lights, and a gas BBQ is made for easy evenings.

Please note the home is three levels with stairs — there are no bedrooms or full bathrooms on the main level, so reaching the sleeping areas involves stairs. And yes, the piano is real and playable — feel free to sit down and play.

Self Check-In

  • Check-in is self-service, any time after 4:00 PM. Your keypad code will be sent to you via the Airbnb app or your booking platform before your arrival.
  • Enter through the front door — the main living area, kitchen, and dining room are on the main level.
  • The bedrooms are upstairs and on the lower level, and the game room is downstairs — the home has stairs between all three levels.

Parking

  • Driveway & garage: park in the driveway; the two-car garage is available for guest use.
  • Additional vehicles: free street parking is available. Please park considerately and don't block neighbors' driveways.

A Note on Access

This is a three-level home connected by stairs. There are no bedrooms or full bathrooms on the main level — all sleeping areas are reached by stairs (three bedrooms up, one down with the game room). If anyone in your group has limited mobility, please reach out before your stay so we can talk through the layout.

The House

A three-level, 4-bedroom, 3.5-bath home with a baby grand piano, a lower-level game room, and a covered deck — sleeps up to 8 guests.

The Piano Parlor, Kitchen & Dining

The main floor is elegant and welcoming: a front living room built around a real baby grand pianoand a fireplace, a fully equipped kitchen with granite counters and stainless appliances, and a formal dining room that opens to the kitchen — plenty of room to cook and gather. There's a sound system for setting the mood, too.

The Game Room

The lower level is the home's hangout: a pool table, a big-screen smart TV with streaming apps, and comfortable lounge seating with a cozy fireplace media console. It's a great spot for a movie night or a round of pool as a group. The fourth bedroom is also on this level.

🛏️ Four Bedrooms — 2 King, 2 Queen (sleeps 8)

Three bedrooms are on the upper level and one is on the lower level, near the game room. Each is furnished with elegant, richly detailed bedroom sets and fresh linens — two king beds and two queen beds in all. Please remember the bedrooms are reached by stairs.

🛁 3.5 Bathrooms

Three full bathrooms (with walk-in showers and a tub/shower) plus a convenient half bath, with fresh towels provided throughout.

The Covered Deck & Backyard

Out back, a covered 16' × 16' deck is strung with lights and set up with a comfy sectional, a fire-pit table, and a dining set under an umbrella. A gas BBQ grill is ready for cookouts, and the fenced yard gives kids and pets room to play. It's the best seat in the house on a summer evening.

Security Camera Disclosure

  • There is one exterior security camera at the front entrance, facing outward for the safety of the property. There are no cameras or recording devices anywhere inside the home.

Fire Safety

  • Smoke & carbon-monoxide detectors are installed throughout the home. If an alarm chirps or sounds, call David — please don't disable it.
  • A fire extinguisher and a first-aid kit are on hand in the home.
  • Grill & fire-pit table: use the gas grill and fire-pit table on the deck only, keep them clear of the covered roof and railings, and turn the gas fully off when you're done.

Severe Weather

  • Tornado / severe weather: Kansas City is in tornado country. If a tornado warning is issued, shelter on the lowest level (the game room) in the most interior spot away from windows. Stay tuned to local alerts via your phone's emergency alerts.
  • If you need to evacuate, leave through the nearest exit and gather at the front driveway. Contact David with any concern.

Trash & Recycling

  • Keep trash bagged in the kitchen bin during your stay.
  • At checkout, please bag all trash and place it in the outdoor bins.

House Rules

These keep the home in great shape for every guest and keep us on good terms with the neighbors. Thank you for respecting them.

  • No smoking or vaping inside the house — guests may smoke outdoors only.
  • No parties or events. Maximum occupancy is 8 guests.
  • Quiet hours: 10:00 PM – 8:00 AM. This is a residential neighborhood — please be respectful of neighbors.
  • Pets are considered on request — please clear any pet with David before your stay, and help us out by cleaning up after them.
  • Piano: please play gently and keep food and drinks off it. It's a real instrument, so treat it with care.
  • Game room: please play pool with care and keep food and drinks off the table felt.
  • Grill & fire-pit table: use on the deck only, keep clear of the covered roof, and shut the gas off fully when done.
  • Mind the stairs — the home is three levels, so please supervise young children and watch your step.
  • No illegal drugs on the property.
  • Park in the driveway, garage, or on the street — please don't block neighbors' driveways.
  • Plumbing: flush toilet paper only. No wipes, feminine products, or other foreign objects.
  • If anything is accidentally damaged during your stay, please let us know right away so we can resolve it.
  • Lock the doors whenever you leave the property.

  • Tidy up the game room — return pool cues and balls to their spots.
  • Close the piano lid/keyboard cover if you opened it.
  • Make sure the grill and fire-pit table gas is off and cool.
  • Place used towels in the bathrooms or laundry area.
  • Wash any used dishes and put them away, or leave the last dishwasher load running.
  • Leave used beds unmade — linens will be laundered by the cleaning team.
  • Turn off all lights, fans, and TVs; set the thermostat to a moderate temperature.
  • Bag all trash and place it in the outdoor bins.
  • Double-check all three levels — bedrooms, bathrooms, and the game room — for personal items.
  • Lock the doors behind you.
