It's the perfect place to unwind, with cozy furnishings, a full kitchen, and a dedicated office for anyone who needs to get a little work done — and downtown Kansas City is just a 15-minute drive away.
The home has everything you need to settle in: a comfortable living room, a full kitchen and dining area, two queen bedrooms, one full bathroom, in-home laundry, and a private driveway. Out back there's a large concrete patio area and a quiet, tree-lined yard.

Severe Weather & Evacuation
- Tornado / severe weather: Kansas City is in tornado country. If a tornado warning is issued, shelter on the lowest level in the most interior room away from windows — the central hallway or the bathroom is safest. Stay tuned to local alerts (NOAA Weather Radio or your phone's emergency alerts).
- Power outage: the electrical breaker panel is on the kitchen wall near the back door. For an extended outage, contact David. Flashlights are kept in the kitchen.
- Evacuation / exits: the home has two exits — the front door and the back door off the kitchen. An evacuation diagram is posted near the front door. If you must evacuate, leave through the nearest safe exit and meet at the front driveway.
Fire Safety
- Smoke & carbon-monoxide detectors are installed throughout the home, including in each bedroom and near the sleeping areas. If an alarm chirps or sounds, call David — do not disable it.
- Fire extinguisher is located in the kitchen.
- Grilling: any outdoor grill must be used on the concrete patio with at least three feet of clearance from the house — never on a porch, deck, or under an overhang. Let ashes cool completely before disposal.
Required Notices
- Licensed short-term rental: this property operates under a Special Use Permit issued by the Unified Government of Wyandotte County / Kansas City, Kansas — Permit No. SP2025-014 (Ordinance No. O-78-25). The permit and Occupational Tax Receipt are posted inside the home.
- Pets: per local animal ordinances, please keep pets leashed when outdoors and current on rabies vaccination, and clean up after them.
- Pest-free home: the home is professionally cleaned and maintained free of any pest infestation. If you notice anything, let David know right away.
- Lead-based paint notice: as this is an older home, there is a possibility that lead-based paint is present within the residence. Paint surfaces are maintained in good condition; please report any chipping or peeling paint.
Trash & Recycling
- Keep trash bagged in the kitchen bin during your stay, and please don't pour liquids into the trash can.
- Bins should only be set out at the curb on the designated collection day and brought back in afterward — David handles the schedule, so just leave bags in the outdoor bins at checkout.

As a condition of its short-term rental permit, this home follows the Unified Government's rules — including a strict no-parties / no-events policy and the occupancy and parking limits above. - No smoking or vaping inside the house — guests may smoke outdoors only.
- Maximum occupancy is 4 guests, including children. Please let us know in advance if you need to accommodate more.
- No parties or events at the property.
- Quiet hours: please keep noise to a minimum after 10:00 PM and be respectful of our neighbors.
- Pets are welcome! We just ask that you help us out by cleaning up after them.
- The locked closet and the garage are not available to guests.
- No illegal drugs on the property.
- Keep the house tidy and dispose of trash in the kitchen bin — please don't put liquids in the trash can.
- Plumbing: flush toilet paper only. No wipes, feminine products, or other foreign objects.
- If anything is accidentally damaged during your stay, please let us know right away so we can resolve it.
- Lock the front door whenever you leave the property.
- Please be mindful of energy use and avoid setting the thermostat to extreme temperatures.
