The home sleeps up to 7 across three bedrooms, with a spacious living room, a fully equipped kitchen, and a fenced backyard built for relaxing. You're on a quiet, no-through street with a neighborhood park just a five-minute walk away — and quick highway access via 69 Hwy for all your Kansas City plans.

Getting Around the House

This is a split-level home — here's how it's laid out:

  • Main level: living room with a 65" smart TV and fireplace.
  • Up a half-flight: kitchen, dining area, two bedrooms, and a full bathroom.
  • Down a half-flight: the theater room, laundry, and a second bathroom.
  • Top level: the private master bedroom with a king bed and en-suite bathroom.

Parking

  • Driveway: fits 2 vehicles.
  • Additional vehicles: free street parking is available. Please park considerately and don't block neighbors' driveways.

An updated 3-bedroom, 2-bathroom home with a hot tub, theater room, and fire pit — sleeps up to 7 guests.

Living, Kitchen & Dining

The main-level living room has a 65" smart TV with an enhanced stereo system and a cozy fireplace. Up a half-flight is the dining area, which seats 6–8, and a fully equipped kitchen — stocked with cookware, a coffee bar (Keurig & French press), a Vitamix blender, dishwasher, and everything you need to cook in.

A private king bedroom on its own level with an en-suite bathroom and a small desk nook — the quiet retreat of the house.

One bedroom with a queen bed and one with a full-over-full bunk bed — great for kids or extra guests. A full day bed provides additional sleeping, for up to 7 guests total.

A double-vanity bathroom with granite counters plus a second full bathroom, with fresh towels provided throughout.

The Theater Room

Down a half-flight from the main level is the theater room — comfortable sectional and recliner seating, a 75" smart TV, a premium sound system, and a PS4 for an awesome movie, game, or binge-watch night. The laundry room is just off the theater.

Hot Tub, Fire Pit & Backyard

The fenced backyard is the star of the show: a 6-person hot tub, an outdoor fire pit ringed with hand-built glider chairs, a grill, a shaded lounge area, and a dining table. Plenty of room to relax after a day out. Please review the hot tub and fire pit safety notes in the Safety section below.

Chef-driven barbecue from an award-winning competition pitmaster (11051 Antioch). More refined than a typical joint, with craft cocktails and a full menu — the burnt ends and the pork ribs are the standouts.

Joe's Kansas City Bar-B-Que

A KC legend you shouldn't miss. The original opened in a working gas station and was famously named one of Anthony Bourdain's “13 places to eat before you die.” The Z-Man — brisket, smoked provolone, and onion rings on a kaiser roll — is the sandwich people drive across the country for. Run by championship competition pitmasters in KCK's historic Strawberry Hill. Counter-service and no-frills, but many locals call it the best ribs and burnt ends in town — go early, they sell out. Worth the drive for serious BBQ fans.

Hot Tub Safety

  • Shower before use, and please don't bring glass, food, or drinks with breakable containers into the tub.
  • Children must be supervised by an adult at all times — never leave kids alone near or in the hot tub.
  • Limit soaks to about 15 minutes, and avoid the tub if pregnant or after drinking alcohol. No diving or jumping in.
  • Replace the cover when you're done to keep the water clean and warm for the next soak.

Fire Pit, Grill & Fire Safety

  • Fire pit & grill: only use in the open backyard, never near the house, fence, or under cover. Keep an eye on any open flame and fully extinguish it before heading inside. Let ashes and coals cool completely before disposal.
  • Smoke & carbon-monoxide detectors are installed throughout the home. If an alarm chirps or sounds, call David — please don't disable it.
  • A fire extinguisher and a first-aid kit are on hand in the home.

Severe Weather

  • Tornado / severe weather: Kansas City is in tornado country. If a tornado warning is issued, shelter on the lowest level (the theater room) in the most interior spot away from windows. Stay tuned to local alerts via NOAA Weather Radio or your phone's emergency alerts.
  • If you need to evacuate, leave through the nearest exit and gather at the front driveway. Contact David with any concern.

Trash & Recycling

  • Keep trash bagged in the kitchen bin during your stay. Someone may come by periodically to mow the lawn or take the trash out.
  • At checkout, please bag all trash and place it in the outdoor bins.

House Rules

These keep the home in great shape for every guest and keep us on good terms with the neighbors. Thank you for respecting them.

  • No smoking or vaping inside the house — guests may smoke outdoors only.
  • No parties or events. Maximum occupancy is 7 guests.
  • Quiet hours: 10:00 PM – 8:00 AM. This is a quiet residential neighborhood — please keep outdoor noise (including the hot tub and fire pit) low in the evening.
  • Hot tub: shower before use, no glass, supervise children at all times, and always replace the cover when finished.
  • Fire pit & grill: use only in the open backyard and fully extinguish before going inside.
  • Pets are welcome! We just ask that you help us out by cleaning up after them.
  • No illegal drugs on the property.
  • Park in the driveway or on the street — please don't block neighbors' driveways.
  • Plumbing: flush toilet paper only. No wipes, feminine products, or other foreign objects.
  • If anything is accidentally damaged during your stay, please let us know right away so we can resolve it.
  • Lock the doors whenever you leave the property.
  • Please be mindful of energy use and avoid setting the thermostat to extreme temperatures.

  • Leave used beds unmade — linens will be laundered by the cleaning team.
  • Turn off the theater room and all TVs, lights, and fans; set the thermostat to a moderate temperature.
  • Bag all trash and place it in the outdoor bins.
  • Double-check bedrooms, bathrooms, and the theater for personal items.
  • Lock the doors behind you.
